Application Information

What are the income requirements?
In general, income must be 1.5x the monthly rent amount. This varies depending on source of income.

Who needs an application?
Anyone over the age of 18 that will be living in the apartment is required to complete an application.

Do you allow
co-signers?
We do allow cosigners and guarantors.

Do you perform background checks?
A criminal background check will be completed consistent with Colorado Bureau of Investigation (CBI)

I'm ready to lease. What is needed?
You must be 18 years or older and complete an application. Documents needed are your driver's license, social security card, and pay stubs or other supplementary information.

Do you comply with Fair Housing Standards?
We do business in accordance with Federal, State and local Fair Housing Laws.
Apartment Living

Do you allow Pets?
1 cat is allowed with a $300 deposit plus $35 additional monthly rent.

Do you allow smoking?
No smoking permitted inside the unit. Smoking outside in designated areas only.

Do you offer onsite parking?
There is free onsite parking and covered parking for an extra charge. There are also free bike racks available on site.
Rent and Lease Agreements

How do I pay rent?
We accept checks, money order or cash in the drop box or it can be handed to on site manager.

What lease terms are available?
We offer 6-12 months upon request. Lease renewal is also an option depending on tenant performance.

How are security deposits collected and returned?
Security deposits are collected at time of application and returned 30 days after vacating. Any damages or cleaning charges will be deducted from the deposit per final walk through inspection with tenants.

Can I add a roommate?
Yes. An application for roommate and a renewed lease agreement is required.

Do you allow subletting?
We do not allow subletting or short term rentals.
